The Massachusetts Standard Purchase and Sale Agreement, Form #503, is the form most Kingston deals run on. It requires the seller to deliver the premises “broom clean and in the same condition as the Premises now are, reasonable wear and tear excepted.”
Read literally, broom clean is a low bar: no trash, no belongings, floors swept. It does not say scrubbed. It does not say the oven is empty.
Here is where sellers get caught. The same sentence also says in the same condition as the Premises now are — meaning the condition the buyer saw when they signed. A house that showed well in March and is handed over in June with a filthy refrigerator, dust on every sill and a basement full of what would not fit on the truck is not in the same condition, and the buyer's agent knows it.
So the practical answer is: broom clean is the floor, not the standard. What actually decides whether your closing goes smoothly is whether the buyer walks through and finds nothing worth raising.

A walkthrough takes twenty minutes and follows a predictable route. We clean to that route.
Not the living room. It is always the four spaces that were never part of the staging: the basement, the garage, the shed and the attic. Paint cans, a dead dehumidifier, half a cord of wood, the shelving unit that was too heavy, twenty years of Christmas boxes. A buyer who finds those on walkthrough day starts asking who is paying to remove them, hours before you sign.
Get them emptied first. We clean those spaces, thoroughly, but we do not haul anything away — tell us in advance and we will schedule the clean for after your hauler.
Nobody expects a twenty-year-old house to look new. Worn treads on the stairs, a scratched hardwood floor, a faded slider track — that is wear and tear and it is excepted in the contract. Grime is not wear and tear. Dust on every window sill is not wear and tear. That is the line, and it is the only part of the walkthrough you can still control the week before closing.

Tell us before the visit. Vacuums need power and parts of the job go better with running hot water, so if utilities are already off we need to plan the visit differently or ask you to keep them on through cleaning day. What we will not do is show up, find no power, and bill you for a partial job.
